Real Estate Salesperson

Wisconsin real estate salesperson license with examination and endorsement application methods and renewal information.

Licensing authority: Real Estate Examining Board · Application information

Licensure by endorsement
Applicant
Applicant licensed by a jurisdiction outside Wisconsin; furnish official verification of the license, its dates, status and disciplinary history.
Application
Submit the prescribed application, required supporting materials and fee; affirm or verify the application.
Criminal History
Disclose convictions and relevant disciplinary history. Wis. Stat. 452.25 governs felony eligibility, rehabilitation and false statements; satisfy applicable Board determinations.
Education
For an applicant who held an active salesperson license in another jurisdiction within two years of application, complete Board-approved Wisconsin-specific 13-hour education under REEB 25.038; REEB 12.013(1) also permits ten semester hours of qualifying real-estate or real-estate-law study. DSPS endorsement instructions list the 13-hour program.
Firm Association
Licensure can precede firm association, but a salesperson may practice only when associated with a firm and after notifying DSPS.
Foreign Or Other State Exams
Examinations underlying another jurisdiction’s credential are license-history conditions, not Wisconsin requirement leaves.
Minimum Age
At least 18 years old under REEB 12.01(7).
Nonresident Consent
A nonresident must file irrevocable consent to Wisconsin service of process under Wis. Stat. 452.11 and REEB 12.01(6).
Score Age
Submit the application and required documentation before the Wisconsin examination score is one year old.
Verification
Official licensing-agency verification/Form 2688 must be sent through the third-party portal; verification uploaded by the applicant is not accepted.
Writing Accommodation
Wis. Stat. 452.09(3)(b) provides oral administration for an applicant unable to write because of a physical handicap. This is an accommodation of the competency examination, not evidence of a separately registered examination.
Initial licensure by examination
Applicant
Applicant who has never held a Wisconsin salesperson license.
Application
Submit the prescribed application, required supporting materials and fee; affirm or verify the application.
Criminal History
Disclose convictions and relevant disciplinary history. Wis. Stat. 452.25 governs felony eligibility, rehabilitation and false statements; satisfy applicable Board determinations.
Education
Complete a Board-approved 72-hour salesperson pre-license program within four years of licensure/application, or ten semester-hour credits in real estate or real-estate-related law at an accredited institution; one quarter-hour credit equals two-thirds of a semester-hour credit.
Education Timing
The Pearson handbook permits taking the licensing examination before completion of pre-license education; education must still be completed for licensure.
Firm Association
Licensure can precede firm association, but a salesperson may practice only when associated with a firm and after notifying DSPS.
Handbook Education Difference
The June 2026 Pearson handbook also lists holding a Wisconsin law license as an education alternative. REEB 12.013(1) and the DSPS examination-method page list the approved program or ten credits; the handbook statement is retained as an applicant condition rather than a separate waiver decision.
Writing Accommodation
Wis. Stat. 452.09(3)(b) provides oral administration for an applicant unable to write because of a physical handicap. This is an accommodation of the competency examination, not evidence of a separately registered examination.
Late renewal after five years
Applicant
Previously licensed Wisconsin salesperson seeking late renewal after the long-expiration threshold.
Continuing Education
Complete the preceding biennium’s continuing education; completion of the 72-hour or 13-hour salesperson program meets this requirement. Complete the current biennium’s continuing education before the next renewal date.
Education
Complete the Board-approved 72-hour program within five years of renewal, or ten semester-hour credits in qualifying real-estate study, or the 13-hour equivalency program if an active license in another jurisdiction was held within two years of Wisconsin renewal.
Payment
Apply under the late-renewal method, provide the previous credential number and education and examination evidence, and pay renewal and late-renewal fees.
Practice
Do not practice until renewal is granted; an expired license cannot be reobtained using the initial-application process.
Score Age
DSPS instructions state examination scores are valid for one year.
Threshold
REEB 12.04(2m)(b) says more than five years after expiration; the DSPS Renewal After 5 Years page says five years or more. At the exact five-year boundary, the implementing page directs this education-and-examination application method.
Late renewal less than five years after expiration
No examination is required for this applicant pathway.
Applicant
Expired Wisconsin salesperson license; renewal less than five years after the renewal date.
Continuing Education
Complete 18 hours of Board-approved continuing education per biennium: 12 mandatory and 6 elective hours. Education includes course examinations under Wis. Stat. 452.05(1)(g) and REEB 25.068; these provider/course assessments are education conditions, not a separately identified licensing examination.
Criminal Disclosure
Submit the renewal conviction/discipline disclosures required by Wis. Stat. 452.12(5)(d) and satisfy applicable eligibility and payment requirements.
Education Exceptions
REEB 25.065(5) exempts an original salesperson license issued after October 1 in an even-numbered year from that biennium’s continuing education; Board-authorized instructor credit or extension may apply.
Education Timing
Provide continuing education for the biennium preceding renewal and complete education for the biennium in which renewal occurs before its next renewal date.
Payment
Pay the applicable renewal and late-renewal fees.
Practice
Do not practice until the license has been renewed.

Practice
Association with a firm and notification of DSPS remain required to practice.
